GUEST AND PET COUNT People and pets other than those in reservation are NOT allowed on property without prior approval. If your guest or pet count changes you must inform owner. Security deposits will not be returned if more people or pets are on property then stated without prior approval. NO large gatherings or parties will be allowed. Home will be released only to person(s) who sign contract. ID will be required at check in and no rental will be released to anyone under the age of 25.

FYI New Hampshire has strict laws on parties that involve underage drinking and drugs. “A person who hosts or has control of a location for a party where minors drink alcohol or use drugs may be charged with a misdemeanor, fined up to $2,000 and spend a year in jail”.

Access via a Schlag key code. In the dark you will need a good flashlight. There is a motion detection light on front of garage and security cameras outside.
- EMERGENCY: Call 911
An ambulance has a hard time locating and navigating in the dirt roads. It is best if someone looks for EMTs at top of driveway and direct them. There is no landline phone so you MUST have a working cell phone. 911 calls go to central dispatch and Ambulances will respond from Hebron and/or Bridgewater. - SMOKING – No smoking allowed in the house, on deck, inside the garage or on beach area. Smoking only allowed 20 feet away from house and cigarette butts must be removed and nothing left on the ground
- FIREWORKS – No Fireworks anywhere anytime!
- BEACH – NO GLASS Outside! Bring plastic cups or cans. NO fishing off the shoreline as lures get caught in the rocks. The log home has beach rights to the 110 feet of shoreline. There is a seasonal swim raft anchored deep water that you can use at your own risk. The boat dock on shore does not belong to log home so do NOT go on the dock or any boats that may be docked. In log house you will find beach chairs, floats, toys, trucks, pails, shovels and life vests for adults and children. Most items are marked with our name. The beach area is semi-private and used by only one other home at this time. You have beach rights and must not dominate and leave room for others. There are racks of boats, a utility shed and a large shed on the beach and they are NOT for your use. Any items such as gas grill, chairs, inflatables that you did not bring to the beach from the log home are not yours to use or sit on. Return all chairs, watercraft and floats to the log home when not in use.
- BOATING There are two sea kayaks and an Old Town canoe, paddles and life vests at the log home for your use at your own risk. There is a rack of boats on the beach area that do NOT belong to the log home. Children under age 12 are required to wear life vests at all times in a boat. You take full responsibility for all losses and damages to boats. They will easily float away and I cannot emphasize that enough! The wind and wave action constantly moves them and bangs them into the rocks and floats them loose from the beach. Please carry everything to and from the home using kayak carrier. It will take two people to take to beach and do not drag them over rocks. There are a lot of large rocks in the cove that you must carefully navigate around. Paddle slowly as they will damage the boats. Do not use catamaran sailboat. Please do not sit or play on it as it is old and fragile.
- PERSONAL or RENTAL BOATS, ATVs, SNOW MOBILES and MOTORCYCLES are ONLY allowed with prior approval and a signed addendum. This is to explain Newfound Lake Association rules, rights of way, trailer storage, snow covered obstacles and landscaping, property lines and driveways of neighbors and the beach. DO NOT bring on property without prior approval. There is no mooring (at this time – possibly in future) or dock available for a personal or rental boat. All boats must be washed and plant free. - HOUSEKEEPING: There is no housekeeping service and I am not charging cleaning fees. Leave the log home as you found it except for sheets and towels which can be left in laundry bins in the basement. Sand is very easily tracked into the house so I suggest a bucket of water outside to rinse your feet. An upright Dyson, Broom, Steam mop and hand vacuum are there. It is VERY important that you clean any food and crumbs from all upholstery, blankets and quilts.
- NOISE and MUSIC: You must be respectful of neighbors at all times. Loud noise and music outside on the deck will disturb neighbors and myself. Noise echoes on the lake and many like to sit by the lake and listen to the silence and the loons and not your music. Please keep your music inside and the noise level down when sitting outside or on deck.
- WINTER ACCESS: There is a quarter mile of private dirt road before the driveway so 4 WHEEL drive vehicles are recommended. If it snows more than 3“, the road and the driveway will be plowed by the town after the town roads are completed so there will be a wait to be plowed in a storm. You are responsible for providing safe access to house and garage. Shovels, sand and ice melt are in garage. Only use the garage entrance to the house and always park so that a plow truck can push the snow all the way through the drive way to the rocks. Park in garage if possible, the doors are narrow so fold in your mirrors. If the weather report warns of heavy snow, drive in and out of the road during the storm to West Shore Rd. to pack it down to be on the safe side if you need to leave.
- GENERATOR There is a backup generator that will automatically run if there is a loss of electricity. If there is a power outage there will be a few minutes of black out and the generator will start and provide power. Do not use the oven and dryer and minimize the amount of electrical items you use while on generator power. Please turn off all unnecessary lights and use as little as possible but be comfortable. You will hear the generator running outside. When power restores the generator will shut down on its own. The generator runs a test run every Tuesday morning for about 20 minutes. If a power outage occurs please inform us how many hours it may have run so we can monitor propane usage.
- HEAT and THERMOSTAT the thermostat is on the wall by downstairs bathroom. Temperature should not be any higher than 72 degrees. If you need higher, please discuss and we can negotiate a setting and an additional fee.
- WOOD STOVE FIREPLACE INSERT - There is sign hanging with instructions for woodstove and the blower fan. Use fan to keep the rock facade from overheating. If you are unfamiliar with wood stoves, please ask to avoid smoke in the house. There is seasoned cordwood but please bring newspaper and small kindling wood and a lighter to start your fire. Most grocery stores will sell kindling wood. Please replace wood in storage bin by fireplace. DO NOT BURN OUR EXPENSIVE HARDWOOD IN ANY OUTSIDE CAMPFIRE!
- LINENS – You must bring your own beach towels. There are sheets and towels for inside use ONLY. There will be clean sheets and pillowcases on top of each bed when you arrive and you make the beds once you decide which beds are being used. When you depart remove used sheets and pillowcases from beds and put in the laundry bins in the basement. Quilts and blankets should be on bed so they look like they did when you arrived. Extra sheets and pillow cases are in each bedroom. I will do a reasonable amount of laundry after your departure. When you leave please put all DRY laundry in laundry baskets provided at bottom of stairs in basement and HANG damp or wet laundry on racks. Blankets should NOT be in laundry unless they are soiled. Do not sleep on top of blankets or quilts. It is not necessary but if you want to bring your own bedding the options are: 1 king bed, 3 queen beds, a bunk room with 2 full and 2 twin plus full sleeper sofa and queen plus sleeper sofa (king sheets)
- PETS: There is no cleaning fee BUT I do charge a pet fee per pet. No pets are allowed upstairs (bring a gate if necessary) plus pets are not allowed on furniture or beds or on any blankets. Pets must be in your control at all times and are not allowed to roam free or be barking or disturbing neighbors. Pets must be leashed/restrained when on the beach area and not allowed to dig or defecate. You MUST clean up after your pet. No digging by pet is allowed on lawn or beach. All pets must have a flea bath three days before arrival.
- CENTRAL AIR plus Ceiling Fans - There are two large overhead ceiling fans in the living room controlled by wall switch by door. Ceiling fan in bunk room and hallway nook. There are several portable fans.
- STAIRS -If you have small children or anyone you worry about falling down the stairs, bring a gate for the top and/or bottom of the stairs. I also suggest you bring night lights and plug covers.
- KITCHEN There are plates, bowls, mugs, knives, forks and spoons, pots and pans, Keurig (bring your pods) and Cuisinart coffee pot, electric griddle, electric fry pan, waffle maker, blender, mixer, muffin and baking pans. Stove has regular size oven and smaller oven, microwave, dishwasher and refrigerator with ice maker. There may be food in the refrigerator and you can use. Electric outlets have ground fault plugs and if they have yellow lights, press on reset button. Shampoo, conditioner, toilet paper, paper towels and detergent will be there but not guaranteed.
- GAS GRILL – There is a Weber gas grill outside on deck. Gas is shut off at the tank valve. Please first turn on the tank valve and then the knobs on the grill. Please always shut it off by the grill knobs PLUS shut off the tank. If necessary an empty is exchanged for a full at Shacketts (summer only) or filled at PetroMart, 311 Lake St, Bristol (603-744-3067) or exchange in Walmart in Plymouth.
- TRASH – All trash has to be in plastic bags and put in barrels in garage and recyclables go in bin or barrels loose. Keep garbage barrels secured inside the garage and garage doors closed to keep animals out. Trash pickup is on non-holiday Mondays (Tuesday on holiday) and should be out on West Shore Rd by mailboxes early morning and empty containers picked up by night. If no one is there to pick up the trash barrels then the barrels should not go out. There is an option to take separated trash to Bristol Transfer Station (located off Route 104) Address: 100 Ayers Road, Bristol, NH. - INTERNET and CABLE There is good wireless internet. There is 55" HDTV in living room, 58" HDTV in the loft, 32" TV in one downstairs bedroom. 58" HDTV in basement bedroom and 65" TV in king bedroom. Use ROKU remote for all TV. If you change the input settings or any settings on any devices please put it back the way you found it.
- DEPARTURE The house should look the same as when you arrived. Clean refrigerator, dispose of perishable foods. If you use the refrigerator in garage it must be cleaned, turned off and doors left OPEN. Trash must be separated. Garbage must be in plastic bags and in barrels in garage and recyclables loose in bins (not bagged). Keep trash to a minimum and neatly contained. Sweep and vacuum as needed. Remove sheets from all beds used. Quilts and blankets should be on bed and look like they did when you arrived. Used sheets, pillowcases and towels should be put in the laundry bins in the basement. The house should look as you found it. Turn off all lights. Lock all doors from deck, side door from deck to living room, door from kitchen to garage and lastly side door to garage. Return key to lockbox using the code you were given.
- WINTER ONLY: turn heat down 55, shut off water pump at electrical box (see instructions) and leave cabinet door under sink open.
